Official aerial imagery, parcel boundaries, contour lines, wet-dry analysis and climate maps in one map. Search your address, switch layers on, measure and draw. When it fits, take everything into the app.
Permaplans is an app for planning gardens, food forests and permaculture sites. This map is the open entrance: everything you need to get to know a plot, right in the browser.
Official aerial imagery
10–30 cm ground resolution from the surveying authorities of 15 German states, Austria and Switzerland. Mostly flown out of leaf — paths, bed edges and fences are visible. The map picks the service for your location automatically.
Cadastral parcels
Boundaries and parcel numbers overlaid on the imagery. Click a parcel to see district, field, number and official area — and turn the boundary into a drawing with one click.
Planting distances to the boundary
For every German state the boundary distances for trees, shrubs and hedges under neighbour law — shown right next to the parcel, with the legal source.
Contour lines
Computed from a worldwide terrain model, with spacing by zoom (1, 3, 5 or 10 m). Shows slopes, hollows and crests.
Wet-dry analysis
Where does water collect, where does it drain? Computed from relief position and a flow model. Blue = hollows and valley floors, orange = crests and ridges.
Climate and soil maps
Rainfall, water balance, temperature, hardiness zone, Köppen climate zone, growing season, heat sum, frost change, snow days, soil texture, pH, stone content and more. Germany at 1 km, worldwide at 5–20 km resolution. With a pipette for the value at any point.
Measuring
Distances and areas — metres, kilometres, square metres, hectares.
Drawing
Plot, areas, buildings, water, paths, walls, points and labels. Stays saved in your browser, even after closing.
Import and export
Read GeoJSON, KML, KMZ and GPX — from QGIS, Google Earth or a hiking app. Download everything again as GeoJSON.
Take it into the app
One click on "Save in the app" turns your drawing into a garden in Permaplans — with boundary, areas and paths. From there you continue with over 1,100 plant species, yield projections and the 2.5D view.
Do I need an account?
No. Search, layers, measuring, drawing and import work without signing in. You only need an account when you want to save the drawing as a garden in the app.
Are my drawings lost when I close the page?
No. They stay in your browser's storage and are back on your next visit — on the same device and browser.
Why is there no official imagery for my location?
Official imagery exists for 15 German states (not Saarland), Austria and Switzerland. Elsewhere the map switches to the worldwide satellite image.
How accurate are contour lines and the wet-dry analysis?
The terrain model has roughly 30 m resolution. It shows the landscape — slope, hollow, crest — not a 20 cm dip in a bed.
Are the planting distances legally binding?
No, they are guide values with the legal source. The statute text of your state and any municipal tree protection bylaw are decisive.
